Matthews Expands Dallas Footprint with 2 Million Sq. Ft. Acquisition

Matthews has purchased a vast industrial complex in Dallas, enhancing its investment in the Cedars area and focusing on community collaboration for future development.

Matthews’ Strategic Acquisition in Dallas
In a significant move for the real estate landscape of Dallas, Matthews has successfully acquired a sprawling industrial complex that spans nearly 2 million square feet. The property, located at 1600 Roe Street, was formerly a distribution center for Sears Roebuck and is set on 38.55 acres just south of the city’s downtown area. This acquisition is noteworthy not only for its size but also for its strategic position near major transportation routes, making it a prime candidate for redevelopment.

The former site, which previously operated as the Cedars Commerce Center, has seen various tenants over the years, with the most recent occupant being LBA Logistics. The scale of this facility presents Matthews with a unique opportunity to enhance its ongoing investment in the Cedars neighborhood, an area that has been transformed through various initiatives over the last three decades.

Community-Driven Development Plans
In discussing the acquisition, David Davidson, Jr. of Davidson Bogel Real Estate (DB2RE), who facilitated the transaction along with his colleague Jake Milner, emphasized Matthews‘ long-standing commitment to the Cedars area. He noted that Jack Matthews, the company’s founder, has been a pioneering figure in recognizing the potential of this neighborhood. The vision for this property is not predetermined; rather, the company aims to engage with community members, institutional investors, and local leaders to shape its future development.

As part of its strategy, Matthews has already contributed to the area’s revitalization by investing in various projects, including entertainment venues like Gilley’s Dallas and Alamo Drafthouse Cinema, as well as residential developments that collectively provide over 900 housing units. Other notable projects include the Dallas Police Department Headquarters and the Dallas College Administrative Office. These efforts have helped draw approximately 1.8 million visitors to the Cedars annually, indicating a thriving community.

Looking Ahead
The company’s approach to the new acquisition has been characterized as inclusive and adaptive. Jake Milner remarked on the unique aspect of Matthews‘ strategy, highlighting their intention to gather input from diverse stakeholders before finalizing any plans. Jack Matthews reiterated the importance of collaboration, suggesting that with the right vision, the complex could evolve into a flagship property that significantly boosts commercial activity in the region.

With a reputation built over 30 years, Matthews stands as a significant player in global real estate development, managing a range of operations across three continents. Its core values emphasize integrity, lasting partnerships, and creating sustainable value, reinforcing its commitment to community-focused development in Dallas. As the company moves forward with this ambitious project, it will undoubtedly play a crucial role in shaping the future of the Cedars neighborhood and beyond.
