CP Capital US, in collaboration with Catalyst Development Partners, has announced an ambitious plan to construct a new multifamily residential community in Altamonte Springs, a growing submarket of Orlando, Florida. This development, which will feature 332 garden-style apartments, is expected to commence site work in Fall 2025, with initial units and amenities slated for completion by early 2027. This project is a response to the increasing demand for housing in the area, which has seen limited competitive supply.
Project Overview and Features
The new multifamily complex will consist of four stories and will offer a diverse range of living options, including studio, one-, two-, and three-bedroom apartments, each averaging approximately 950 square feet. The interiors are planned to include Class-A finishes, ensuring a high standard of living for future residents. Among the various amenities, residents can look forward to a resort-style pool complete with cabanas, a well-equipped fitness center with outdoor turf, a playground, grilling stations, and outdoor seating areas. The community clubhouse is designed to feature a co-working space equipped with micro-offices and a community kitchen, catering to the needs of modern lifestyles.
Local Economic Context and Connectivity
According to Jay Remillard, Executive Managing Director at CP Capital, the Orlando economy is flourishing, supported by a diverse array of sectors including technology, finance, and defense, alongside its well-known tourist attractions. He expressed enthusiasm for the partnership with Catalyst Development Partners, emphasizing their joint commitment to addressing the growing need for quality rental housing in the region. The site of the new development is strategically located to provide easy access to major employment and retail centers via Interstate 4. Notable nearby landmarks include the Advent Health Altamonte Springs hospital, which employs around 3,000 people, as well as Cranes Roost Park and the Altamonte Mall, which attracts nearly 10 million visitors annually.
Previous Collaborations and Future Plans
This initiative marks the second collaboration between CP Capital and Catalyst Development Partners in the Orlando metropolitan area, following their successful development of The Blake in Winter Springs. Rob Meyer, Principal at Catalyst Development Partners, expressed satisfaction in working with CP Capital again, highlighting the importance of location and quality design in navigating the challenging real estate market. He noted that strong support from the city has been instrumental in advancing this project.
As both companies prepare to move forward, they remain focused on fulfilling the housing demands of the Orlando area while enhancing community value and ensuring long-term benefits for investors and residents alike.
